How do I make a reservation?
It's super easy! First, check our rates and availability page to determine the rate for the time of year you would like to visit. Then, check our availability calendar to make sure that our home is not already booked. Next, complete the online enquiry form on the Reservations Enquiry page or email us with your request or question. We will respond with a quote for your stay and a confirmation of availablity. If you want to proceed with the rental, you will need to respond to the email or call us to let us know. We will walk you through the process from there. Keep in mind that reservations are confirmed on a first come first served basis, and are not confirmed until we receive the $400 deposit. |

Why choose our Windsor Hills home instead of a hotel? Where do we start?
The location is incredible, just 2 miles from Disney, 5 minutes from I-4, and 35 minutes from Orlando International Airport. The 24 hour manned gated resort is amazing, with more than 3 acres of beautifully landscaped grounds and an abundance of first class amenities. Windsor Hills contains some of the most luxurious homes in the area.
Hotels in the Disney area can be very expensive; in fact you could pay the same price for one room as you would for an entire home! You and your family will have more than one room; you will have a living room, dining area, kitchen, 5 bedrooms and 5 bathrooms, and a private pool and spa! All of this with a view of the Magic Kingdom firworks from "your" backyard!

Is this a time share offer?
Absolutely not! The home shown on this website is privately owned by one family. We love Disney World and Orlando! So after years of paying for hotel rooms, we decided to purchase our own vacation home. You are not in any way required to sit through a presentation; instead, you just sit back and enjoy your vacation rental home without a sales pitch.

When do we pay?
When you book, you will need to pay a deposit (see details at the rates page), with the balance payable 30 days before your arrival date. You can send us a deposit and payments via the US postal service, or make payment with a credit card or e-checks through our "Pay Pal" payment option. |

What time is check-in and check-out?
Your home will be available for check-in at 4:00 p.m. Your check-out time is 10:00 a.m. on your departure date. A vacation home requires more time to clean than a hotel room. Therefore, please help us prepare for our next guest by checking out on time.

What about security?
Windsor Hills Resort is a secure community with a gatehouse which is manned 24/7.

Are all the resort amenities included in the price?
All resort amenities are free to all our guests at no extra charge.

Is there transportation to the parks?
Transportation is available to most Theme Parks and several Shopping Malls (at an additional charge). The time table, which changes monthly, is displayed inside the Windsor Hills on-site sundry shop.

Is the resort pool heated?
Windsor Hills Resort offers you the perfect vacation community including an Olympic-sized swimming pool in the clubhouse complex. It is available to all guests and is heated at no extra cost during the winter months.

Is your kitchen fully equipped?
Yes, our home has a fully equipped, luxury kitchen. It has verything you will need for a perfect vacation including: pots and pans, cooking utensils, silverware, dishes, stove, microwave, refrigerator (with ice maker), coffee maker, toaster and dishwasher.

How close is Windsor Hills to the Disney Theme Parks?
We're one of the closest! It really takes just a little over 5 minutes to get to Disney Theme Parks.

Is there shopping nearby?
Yes, there are numerous grocery stores, drug stores, gas stations and restaurants within a few minutes of Windsor Hills.

Are there cleaning supplies?
We provide regular cleaning items such as a mop, broom, dustpan and vacuum. There will be an initial supply of paper products such as toilet paper and paper towels in the home when you check in. We also try to keep a supply of plastic garbage bags, dish detergent and laundry detergent in the home. As this style of vacationing is considered “self-catering” you may need to replace an item during your stay. Please be considerate to the next guest (and us), and do not take any supplies that were in the home when you arrived.

Is the home cleaned daily?
No, our home is cleaned prior to your arrival and after your departure. There is no cleaning charge unless you stay less than 6 nights. A mid-stay clean and shine can be arranged at additional cost.

What about smoking and pets - are they allowed in your home?
For the health and safety of all of our guests, pets and smoking are strictly prohibited. Although we love our family pets, we do not bring them to the vacation home. In order to protect our guests with pet allergies, we have to ask that you leave your pets at home as well. As for smoking, remember – this is our home away from home. We spend as much time in the home as we can! We do not smoke, nor do we allow smoke in our “everyday” home. Please respect this restriction as both of our children have asthma - an attack can be triggered by even a hint of cigarette smoke. If you smoke, we request that you do so outside and use an ashtray. We thank you in advance for your cooperation and understanding. If it is discovered that smoking or a pet has been in our home, there is an automatic charge of $400 to cover the cost of professionally cleaning all carpets and upholstery. There is also an additional charge should a pest control company’s services be required.

How do you confirm a reservation?
Before a reservation can be confirmed you must send a $400 deposit and complete and return a rental agreement. We will send you information on how to handle both items once you have let us know you want to rent our home. |

How do we handle the security / damage deposit?
6 weeks prior to arrival, our management company requires that all guests fillout and return a booking form. This form requests information about the names and ages of our guests - this is required by Florida Law. The form also includes a section to collect credit card information as a damage deposit/security deposit. They will not actually charge your card unless additional charges or damage is incurred, and we will notify you in the event this becomes necessary following checkout. This is similar to the imprint all hotels take upon check in, except it saves our guests the hassle of having to find an offsite office location to register and check in, we feel it is a huge added convenience to our guests to do so in advance in this manner! |

Where do I check in?
You can check-in and pick up your keys right at our home! We will send you full directions, including turn-by-turn maps from the airport if you wish. Check-in time is normally anytime after 4pm, a lockbox with keys to hte house is located beside our front door. We will porvide you with a keycode will be provided to you prior to arrival, so simply drive to the property and access the unit. Full instructions will be provided once your reservations are paid in full and confirmed. Once you reach the resort, you will need to show the guard your rental confirmation in order to be admitted to the resort and receive a parking pass. You will also need your confirmation to obtain your pass to the resort pool and clubhouse. If you have any questions or problems, you will have an emergency number to call 24 hours a day, 7 days a week. The property management company's information is also provided in the information book inside of the unit. |

How do I check out?
Checkout time is normally 10:00AM or earlier - unless you have made other arrangements with us in advance. Late checkouts that have not been approved ahead of time will incur at least a $50 late checkout fee.
With that said, the check-out process is very simple. Before you leave, please empty all wastebaskets and put trash in the bin in the bench outside the front door. Kindly place all used dishes and silverware in the dishwasher. Please turn off lights and appliances, lock all windows, doors and sliding doors before you leave. As a courtesy to us and future guests, please try to leave the home in a reasonable state of cleanliness. As you leave, lock the front door, and place the keys back in the lockbox. If the keys are not returned to the lockbox, a key replacement fee will be deducted from your damage deposit. Please remember to take all of your personal belongings, as we we will try to find and return things if you let us know, but we cannot be held responsible for items left behind.
Finally, have a safe trip home, and come back to stay with us again!! |

What is "self-catering"? What supplies will be in the home?
"Self-catering" is defined as a vacation where you provide many of the things you need (such as paper products, soap, etc). In most cases, self-catering means that a starter supply of toilet paper, dishwashing detergents and possibly soap will be in the home when you arrive - you will have to purchase and supply what you need once the starter supply runs out. We provide regular cleaning items such as some cleaning products, a mop, broom, dustpan and vacuum: however, the home will not be cleaned during your stay unless you arrange to pay for a mid-stay cleaning prior to your arrival. This is because unlike a hotel, we do not have a huge supply closet and housekeeping staff to replenish what you use. With that said, we want you to know that our home will be a little different than the typical "self-catering" home. There will be an initial supply of paper products such as toilet paper (1-2 rolls in each bath) and paper towels in the home when you check in. We also try to keep a supply of plastic garbage bags, dish detergent and laundry detergent in the home. We even try to keep commonly used items such as plastic wraps, aluminum foil, "baggies",sugar, salt/pepper, coffee, tea bags and coffee filters in the home. Also, guests often leave these things behind so you may want to check that before buying your own. Please note that you still may need to replace an item or two during your vacation - we do not replenish these items during a stay, nor does our management company. We ask that you be considerate to the next guest (and us), by using only what you need, replacing what you empty, and by not taking any supplies with you that were in the home when you arrived.

What is provided in the home?
Our home is fully furnished and equipped for your vacation enjoyment. There are at least two sets of sheets for each bedroom (plus 2 sets for the queen sleeper sofa) and at least two sets of towels for each bath. We have plenty of extra pillows and blankets. Both king master suites are equipped with a hairdryer. We provide 10 pool towels, these need to be returned to the home if you take them to a water park or the clubhouse pool. Our incredible kitchen is equipped with everything you will need including: plates, cups, mugs, bowls, glasses, silverware, toaster, blender, teapot, coffee maker, coffee grinder, mixer, bakeware, cooking utensils of all kinds, and numerous pots and pans. There is even a set of plastic dishes and cups (including plastic wine glasses) for use outside by the pool. There is a dishwasher, refrigerator, microwave and a stove/oven. For your laundry/cleaning needs a large capacity washer and dryer are provided along with an ironing board and iron. Each bedroom has a ceiling fan and a TV/DVD. The family room includes a large screen HDTV, a DVD player and a PS2 with over 20 games! There are books, games, puzzles and DVDs throughout the house. You will find pool toys and floats outside by the pool, as well as ample seating and lounge chairs in the lanai. Our garage has been finished as a game room - we currently have a pool table and wooden train set for younger players. The house also includes a large "pack-n-play" that can be used as a crib and a high chair. |
